Hanoi planning & housing
Hanoi's 100-year master plan: what home buyers and sellers should read
Separate approved planning, active projects and market expectations when evaluating a Hanoi home.

Start with the published decision and map
A master plan is a long-term spatial direction, not a construction timetable. Record the decision, date, scope and publishing authority before checking the detailed planning that applies to the property.
Separate three information levels
Distinguish a planning direction, an approved project with a responsible party and resources, and works under construction or operating. Value current use independently from future benefits.
Housing themes to monitor
Multi-purpose urban areas, inner-city renewal, population redistribution, social housing, rental housing and transit-oriented development may change supply and journeys. Effects differ by property type and holding period.
Actions for buyers and sellers
Buyers should log acquisition, boundary, access and timing risks. Sellers should cite sources and avoid guarantees about completion or appreciation. Verify the correct plot at the transaction date.
Use the current administrative address
Hanoi now has 126 commune-level units. Keep both the current ward or commune and the former area name because legacy records and listings may use older terminology.
