Hanoi home prices in 2026: compare value, not asking prices

A practical Hanoi comparison framework covering location, legal status, usability and total ownership cost.

An asking price is not a transaction price

A listing records the seller's expectation. Build a comparison set with the same property type, radius, road or alley access, parking conditions and listing period. Exclude homes with materially different legal status or physical condition.

Compare total ownership cost

Include financing, allocated taxes and fees, repairs, furnishing and contingency. Hanoi's registration-fee reference schedule is an administrative basis rather than a market price list, so keep procedural costs separate from negotiated value.

Value location through travel time

Distance alone is insufficient. Test peak-hour journeys, public transport, schools, hospitals, flood exposure and parking. A slightly more distant home with predictable access may be more useful.

Set a range and a walk-away point

Define a target, an acceptable ceiling and a firm stop. Increase the ceiling only for verified additional value, never solely because of pressure to close quickly.
