Hanoi price map
Inner Hanoi buying, selling and rental price map for 2026
Group inner-Hanoi areas by market position and use a repeatable method that keeps asking, transaction and administrative prices separate.

Read city data before area data
CBRE reports Hanoi's average primary apartment price, excluding Van Giang townships, stayed above VND 100 million per square metre from Q3 2025. Cushman & Wakefield reports about 93% of Q1 2026 new launches were outside the inner city. New supply and inner-city resale stock must therefore be separated.
Historic core: Hoan Kiem and Ba Dinh
Apartments, collective housing, townhouses and luxury projects differ sharply. July 2026 one-bedroom Ba Dinh listings ranged from about VND 80.5 million to 275.4 million per square metre, showing why a simple average misleads. Rental comparisons must also separate serviced and standard homes.
Central ring: Tay Ho, Cau Giay, Dong Da, Hai Ba Trung and Thanh Xuan
Demand is strong but varies by building age, lake or park access, schools and office connections. Tay Ho has a distinct international market; Cau Giay and Thanh Xuan react to apartment supply and commutes; older stock in Dong Da and Hai Ba Trung needs condition checks.
Expanded inner ring: Hoang Mai, Ha Dong, Nam Tu Liem, Bac Tu Liem and Long Bien
Wide ranges reflect old neighbourhoods, new projects and infrastructure corridors. Long Bien is particularly sensitive to bridge connections, road or alley access, parking and the specific current ward.
The HomeAI area-data standard
Record property type, area, total price, per-square-metre price where meaningful, furnishings, legal status, access, observation date and source. Buyer budget, seller expectation and monthly rent are different fields.
A durable update cycle
Refresh comparison data monthly and change the article date only after a real update. Reconcile quarterly market reports and use a small-radius comparable set for an actual transaction. Administrative price schedules are not transaction prices.
